Leasing Operations Director - Dallas, TX
Job Summary:
This role is responsible for leading the leasing operations strategy across a portfolio of communities within the Build-to-Rent (BTR) sector. The position requires a deep understanding of leasing performance, market rent optimization, and cross-functional collaboration to drive occupancy, revenue growth, and leasing excellence.
Duties/Responsibilities:
Leasing Strategy & Market Rent Management
- Develop and oversee leasing strategies that drive occupancy, leasing velocity, and renewal performance in alignment with market conditions.
- Analyze market rents, concessions, and competitor trends to optimize pricing strategies and maximize revenue growth.
- Manage key leasing performance metrics (inquiry-to-tour, tour-to-application, application-to-lease) and track results consistently using internal KPI leasing goals and reporting.
Leasing Operations & Process Evaluation
- Evaluate existing leasing processes for efficiency, compliance, and effectiveness.
- Implement and refine leasing procedures, ensuring consistency across all communities.
- Partner with technology and operations teams to leverage platforms that streamline leasing activities (CRM, online applications, AI tools, etc.).
- Create playbooks and standardized processes for onsite leasing teams to enhance the lease experience and leasing outcomes.
Training & Development of Onsite Teams
- Support training programs for onsite leasing staff focused on sales techniques, customer service, fair housing compliance and standards.
- Identify areas of leasing training needs and partner with the HR-Training team for execution.
Cross-Departmental Collaboration & Operational Excellence
- Partner with marketing teams to ensure campaigns generate qualified traffic aligned with leasing objectives.
- Work with property operations, construction, and asset management leaders to align leasing goals with broader business plans.
- Collaborate with accounting & finance to support accurate forecasting of leasing revenues and occupancy.
- Contribute to the development of organizational standards, policies, and reporting related to leasing operations.

Qualifications:
- Bachelor's degree in business, Real Estate, Property Management, or a related field preferred.
- 7+ plus years of progressive experience in residential property management, with a focus on the Build-to-Rent sector.
- 3+ Leadership experience, including team management and development.
- Licensed Texas realtor agent or broker highly preferred.
- Proven track record of successful portfolio management and operational leadership.
- Strong financial acumen and experience managing budgets and financial performance.
- Excellent interpersonal and communication skills, with the ability to build and maintain positive tenant relationships.
- Familiarity with property management software and technology solutions.
- Knowledge of relevant laws and regulations governing property management.
- Strong Technology literacy and solid understanding of operating Knock & Yardi software.
Essential Functions:
- Adheres to a set work schedule, Monday through Friday, with some limited holiday and weekend coverage as needed.
- Ability to access, input, and retrieve information from a computer and/or electronic device.
- Ability to maintain positive, professional, and effective communication with residents, prospects, vendors, executives, investors, co-workers, and others as needed.
- Ability to sit or stand for long periods of time and move through work environments, including construction sites.
- Comply with company policies and procedures.
- Lift or move items up to 25 pounds.
- Reliable transportation that meets job responsibilities
- Valid Texas Driver's License
- Maintain at least minimum car insurance required by Texas law
