Portfolio Revenue Manager (Outdoor Hospitality) Remote with Travel
Horizon Outdoor Hospitality manages and supports some of the most compelling outdoor hospitality properties in the country—RV resorts, campgrounds, and glamping destinations where guest experience and revenue performance go hand in hand. We’re a fast-moving, highly collaborative team that values ownership, clarity, and strong execution. This role is a chance to step into a high-impact seat, influence revenue outcomes across multiple markets, and help build the future of our revenue management function.
This role will focus primarily on pricing execution, calendar optimization, and booking pace management, supporting a broad portfolio while owning deeper revenue support for a core group of approximately 10–20 properties.
This is an ideal role for someone who enjoys the art and discipline of revenue management—understanding demand patterns, adjusting calendars and restrictions, and translating trends into practical actions that improve performance.
Core Responsibilities
- Pricing & Revenue Execution (Primary Focus)
- Execute weekly and seasonal pricing strategies across assigned properties, including RV site types and lodging units
- Maintain and optimize rate calendars, including:
- weekend/weekday pricing logic
- minimum length of stay controls
- holiday and high-demand period restrictions
- shoulder season and off-season pricing adjustments
- Monitor booking trends and pickup pace to drive proactive rate decisions
- Ensure premium site and premium unit pricing is applied consistently and optimally
- Identify opportunities to improve ADR and occupancy without compromising guest experience
- Occupancy Trend Forecasting & Booking Pace Insights
- Maintain pacing reports and forward-looking occupancy projections by property
- Provide occupancy-based forecasts and risk flags (soft weekends, underperforming periods, over-compressed peaks, etc.)
- Support revenue leader in quarterly forecasting cycles and seasonal planning
- Help the team better understand booking window, LOS patterns, and demand cadence by market
- PMS Configuration & Revenue Calendar Management
- Implement revenue updates in property systems such as Newbook, Campspot, K2, and/or comparable platforms
- Ensure pricing, rules, inventory visibility, and restrictions are accurate and aligned with strategy
- Troubleshoot issues such as rate inconsistencies, incorrect restrictions, or promo/calendar conflicts
- Support revenue-related system cleanup as needed to improve accuracy and reduce manual work
- Coordination with Operations & Marketing Teams
- Work collaboratively with Operations and Onsite Teams to align revenue strategy with guest experience, staffing realities, and onsite execution
- Partner with Marketing to support promotional periods and ensure discounts are intentional and governed
- Communicate rate strategy changes clearly and confidently, including the “why” behind decisions
- Supporting Portfolio Discipline & Repeatable Process
- Contribute to building revenue standards and rhythms (weekly pacing reviews, seasonal playbooks, templates, reporting formats)
- Help document revenue processes so execution is consistent and scalable
- Improve speed and quality of revenue updates across the portfolio
