Director, Asset Management
Reports To: Chief Operating Officer / Head of Asset Management
Position Overview
We are seeking an experienced and strategic Director, Asset Management to oversee a portfolio of office and industrial real estate assets. The successful candidate will be responsible for driving asset performance, maximizing value creation, and executing business plans across diverse assets within the portfolio. This role requires a combination of financial acumen, market expertise, and leadership skills to drive investment performance within a highly collaborative team environment.
Key Responsibilities
- Develop and execute asset-specific business plans for assigned office and industrial properties to maximize financial performance and value creation.
- Conduct ongoing analysis of asset performance, financial metrics, and market conditions to identify value-add opportunities and risks.
- Oversee leasing strategies, tenant retention initiatives, and marketing efforts in collaboration with leasing teams.
- Oversee the preparation of annual budgets, cash flow forecasts, and capital expenditure plans and monitor performance.
- Conduct detailed financial modeling and sensitivity analyses to inform investment decisions and portfolio strategy.
- Ensure compliance with debt covenants, financing requirements, and investor reporting obligations.
Leasing, Operations & Capital Improvements
- Manage the leasing process including interfacing with brokers, negotiating proposals and leases as well as evaluating credit worthiness of prospective tenants.
- Partner with Griffin’s Property Services Team to ensure efficient day‑to‑day operations, expense control, and tenant satisfaction.
- Oversee the efforts of Griffin’s Construction Management Team in the execution of capital improvement projects, redevelopments, and repositioning initiatives to enhance property value.
Transactions & Market Engagement
- Collaborate with our Capital Markets Team to assist with acquisitions, recapitalizations, and dispositions.
- Manage relationships with brokers, lenders, joint venture partners, and other stakeholders.
- Track market trends, competitive properties, and emerging tenant needs across office and industrial sectors.
Leadership & Reporting
- Provide thought leadership within the asset management function, mentoring junior team members and driving operational excellence.
- Promote a collaborative culture across asset management, property services, capital markets, and development teams.
- Prepare and present periodic asset reports, investment memoranda, and recommendations for senior leadership and investors.
Qualifications
- Bachelor’s degree in Business, Finance, Real Estate, or related field (MBA or Master’s preferred).
- 7+ years of relevant experience in real estate asset management, with significant exposure to office and industrial sectors.
- Proven track record of managing institutional-quality assets and executing value-add and core-plus strategies.
- Strong financial modeling, valuation, and analytical skills.
- Experience negotiating leases, managing tenant relationships, and overseeing capital projects.
- Excellent leadership, communication, and presentation skills.
- Proficiency in Excel, Argus, and other financial/valuation software.
- Detail-oriented with ability to prioritize multiple projects in a fast-paced environment.
- Proactive problem-solver with an entrepreneurial mindset.
