Maintenance Technician - HVAC / Mechanical (Commercial)

The Stationary Engineer operator position is responsible for the operation, maintenance, and repairs for stationary machinery and equipment, including boilers rated at 3,750,000 Btu per hour output, turbines, and HVAC systems for a 100 year old, multi-story, commercial building.
Job site Location – Downtown Houston
Essential Job Functions
May include, as needed, but not limited to:
•Documentation of all equipment related to boiler room
•Estimate time and material for assigned jobs
•Investigate technical information and pricing for completion of purchase orders
•Keep consumption records pertaining to utilities supplied to and from boiler house
•Maintain chemical feed systems for facility equipment
•Maintain material for daily and project activity
•Perform required testing of boiler house equipment
•Perform steam trap program
•Respond to all alarms and trouble calls
•Shift coverage to maintain daily Facilities Operations
•Inspect all mechanical equipment for proper operation on a daily basis
•Perform preventive maintenance activities, i.e. changing filters, belts, etc.
•Perform light electrical and plumbing repairs i.e. changing lamps and ballast in common areas and tenant suites as necessary
•Perform minor plumbing repairs
•Provide recommendations for capital projects
•Monitor spending in conjunction to approved contracts
•Light painting of mechanical and common area space
•Perform daily work order requests
•Provide assistance on all scheduled testing of fire and life safety systems
Skillsets
•Experience with low pressure steam plan operation
•Maintain and repair of electrical systems and HVAC equipment
•BAS navigation and troubleshooting in a JCI Metasys control system environment
•Experienced pump and pipefitting repair of condensate return systems, water pumps, steam traps and sump pumps.
Requirements
•High school diploma or general education degree (GED), engineering related preferred
• Licensed First or Second Grade City of Houston Stationary Engineer preferred
•Texas Maintenance Electricians License preferred
•Skilled in several areas such as HVAC, electrical, and plumbing
