Description:
Greystar, a leading global real estate platform, is seeking a Service Supervisor to oversee the maintenance and upkeep of community properties in Austin, TX. This role ensures that buildings, grounds, amenities, and common areas meet Greystar’s high standards for cleanliness, appearance, safety, and functionality. The Service Supervisor will manage technical and mechanical work, oversee team members and contractors, and support residents with excellent customer service.
Key Responsibilities:
- Complete work orders from resident requests and routine community upkeep, diagnosing and repairing defects according to safety standards and procedures.
- Manage the “make-ready” process for vacant apartments, including inspections, creating maintenance punch lists, scheduling vendors, obtaining supplies, completing tasks, and inspecting finished work.
- Develop and enforce standards for cleanliness and appearance across grounds, amenities, unit interiors, breezeways, signage, leasing offices, parking lots, and common areas.
- Inspect work performed by service team members, contractors, and vendors to ensure compliance with quality standards and project specifications.
- Maintain inventory of spare parts and maintenance materials; coordinate with the Community Manager to order supplies within budget.
- Perform monthly preventative maintenance and assist in budget preparation for repairs, maintenance, and capital projects.
- Promote cost efficiency by repairing rather than replacing parts where possible and practicing proper use of tools and equipment.
- Conduct safety meetings, maintain updated MSDS sheets, and comply with OSHA and other safety regulations.
- Demonstrate excellent customer service by responding respectfully and efficiently to resident and team inquiries and complaints.
Required Qualifications:
- High school diploma, GED, or equivalent experience and training.
- Experience in property management maintenance or related trades.
- Knowledge and skill in using hand tools, power tools, mechanical equipment, and measuring devices safely.
- Strong logical thinking, problem-solving, and organizational skills.
- Excellent customer service and interpersonal communication skills for interacting with residents, clients, and team members.
- Proficiency in internet, word processing, spreadsheet, and database programs; property management software preferred.
- Basic mathematical skills for financial, administrative, and legal documentation.
Specialized Skills:
- EPA Type I and II or Universal certification for HVAC systems if required.
- All state and local certifications as required for the position.
- Valid driver’s license to operate property vehicles, if applicable.
Travel / Physical Demands:
- Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and work in confined areas.
- Ability to work inside and outside in all weather conditions.
- Ability to lift/maneuver up to 25 pounds independently and 50 pounds with assistance.
- Flexibility to work evenings, weekends, holidays, and be on-call as needed.
- Local travel for meetings, training, or other work-related duties.
