The Lead Maintenance Technician is responsible for overseeing the maintenance operations of the property/community. This role ensures that all maintenance requests, preventative maintenance, and repairs are completed efficiently, safely, and to high quality standards. The Lead Maintenance serves as the primary technical expert and supervises maintenance staff, ensuring the property remains in excellent condition for residents and guests.
Key Responsibilities
- Supervise, train, and schedule maintenance team members to ensure timely completion of work orders and projects.
- Perform hands-on maintenance duties including plumbing, electrical, HVAC, carpentry, appliance repair, and general building maintenance.
- Conduct regular property inspections to identify maintenance and safety issues, ensuring compliance with company and local codes.
- Manage preventive maintenance programs for equipment, HVAC systems, and building structures.
- Coordinate and oversee vendor work and ensure quality control on all contracted services.
- Maintain inventory of supplies, tools, and equipment while adhering to budget guidelines.
- Respond promptly to emergency maintenance requests, including on-call rotations.
- Ensure all maintenance documentation, work orders, and inspection reports are completed accurately and on time.
- Assist in capital improvement projects and unit turns to meet company timelines.
- Promote a safe working environment by following all OSHA and company safety policies.
Qualifications
- Experience: Minimum 3–5 years of general maintenance experience, with at least 1 year in a supervisory or lead role.
- Education: High school diploma or equivalent required; technical certification or vocational training preferred.
- Skills:
- Strong knowledge of HVAC, electrical, plumbing, and appliance repair.
- Ability to read technical manuals, blueprints, and schematics.
- Excellent leadership, time management, and communication skills.
- Proficiency with work order systems and maintenance software.
- Must be bilingual
- Licenses/Certifications:
- EPA Universal Certification required.
- Valid driver’s license and reliable transportation required.
Physical Requirements
- Ability to lift up to 50 lbs and work in physically demanding environments (climb ladders, bend, kneel, work in confined spaces).
- Must be able to work outdoors in various weather conditions.
Work Schedule
- Full-time position; may include evenings, weekends, and on-call rotation as required.
