What a Typical Day Could Look Like

As the Senior Property Accountant at Kairoi Residential, you'll play a pivotal role in managing the full-cycle accounting for multiple multi-family real estate properties. With a focus on accuracy, compliance, and efficiency, you'll drive financial reporting and processes in a fast-paced, high-volume environment. We're looking for a proactive, detail-driven professional with a strong work ethic and exceptional time management skills—someone who thrives under pressure, excels at juggling deadlines, and is passionate about delivering results and optimizing processes.


You are the Financial Reporter!

  • Prepare and review monthly financial statements in line with GAAP and internal policies, providing valuable insights that drive strategic decisions and team success!
  • You will lead full-cycle accounting, driving month-end close and financial statement prep across multiple properties.
  • Partner with property managers and senior leadership to align financial performance with company goals, driving success together.
  • Dive deep into general ledger activity, guaranteeing precision and completeness at every turn.

You are the Accounts Payable Expert!

  • Strategically prioritize payments based on cash flow and vendor terms to optimize financial performance.
  • Champion compliance with company policies and internal controls, safeguarding financial integrity.
  • Keep meticulous records of monthly expenses and take proactive action to follow up with vendors, ensuring every invoice is accounted for.
  • Oversee accurate coding, approval, and timely payment of AP invoices, keeping operations running smoothly.

You are the Cash Manager!

  • Take charge of monitoring and optimizing cash flow across multiple entities, ensuring financial agility.
  • You will play a key role in preparing monthly funding requests, directly contributing to strategic financial planning.
  • Reconcile bank accounts with sharp attention to detail, quickly resolving discrepancies to ensure flawless financial records.
  • You’ll keep things running smoothly by approving payments and expertly managing intercompany transactions.

Requirements

Key Skills and Abilities Needed to Succeed in This Role:

  • Bachelor's degree in Accounting required.
  • 3+ years of property accounting experience.
  • Strong knowledge of GAAP and real estate accounting principles.
  • Proficiency in property management software (RealPage or Yardi preferred) and Microsoft Office Suite (Excel, Word, Outlook).
  • Proficiency in Microsoft Excel (pivot tables, VLOOKUPS, and Word).
  • Experience with Google platform.
  • Ability to work independently and as part of a team.
  • Strong attention to detail and accuracy.
  • Ability to prioritize tasks and meet deadlines in a fast-paced environment.
  • Experience with multi-family or commercial property accounting preferred.
