Business Development Manager
What You’ll Do
• Build genuine, lasting relationships with EPC project managers, estimators, capital project managers plant managers, maintenance supervisors, reliability and facility engineers, and procurement teams, across oil & gas, power generation, chemical, and industrial sectors.
• Identify and develop new business through networking, referrals, industry events, and direct outreach — building pipeline from the ground up across commercial and government customer segments.
• Navigate the distinct procurement processes of each customer type: EPC project bidding, plant-side maintenance and capital approval cycles, and federal contracting / SAM.gov requirements for government work.
• Sell toward siding and roofing construction installations, recurring maintenance contracts and replacement of existing enclosures— building account relationships that renew year over year.
• Represent our services in proposals, presentations, and site meetings with confidence — supported by our technical team when the conversation goes deep.
• Manage a sales pipeline from first contact through signed contract, keeping opportunities moving and stakeholders engaged across long (6–18 month) sales cycles.
• Collaborate with operations and project teams to ensure a seamless handoff from sale to delivery.
• Maintain accurate CRM records, pipeline data, and revenue forecasts.
• Travel 25–40% to customer facilities, plants, project sites, and industry events.
What You Bring
Required
• 7–15 years of industrial sales, business development, or consultative selling experience, with a proven track record of building trust-based relationships that generate consistent revenue.
• Experience in one or more adjacent industries: industrial roofing, industrial insulation, mechanical contracting, industrial coatings, turnaround services, scaffolding, plant maintenance services, or industrial construction.
• A genuine gift for reading people, building rapport quickly, and maintaining relationships across long sales cycles and complex organizations.
• Demonstrated development mentality — proven ability to open new accounts and build net-new pipeline without warm leads handed to you.
• High emotional intelligence: you know when to push, when to listen, and when to simply show up.
• Comfort navigating industrial (and, where applicable, government) procurement environments — or the drive to learn quickly.
• Strong organizational skills and discipline to manage a complex pipeline across multiple account types and sales stages.
• Proficiency with CRM systems (Salesforce, HubSpot, Microsoft Dynamics, or similar) and Microsoft Office.
• Ability to meet facility-specific background check, drug screening, security or credentialing requirements as applicable, including a TWIC card.
• Bachelor’s degree in Business, Communications, or a related field — or equivalent experience.
Preferred
• Existing relationships with maintenance managers, reliability engineers, facility and plant engineers, procurement managers, capital project managers, or plant managers in the oil & gas, power, refining, or chemical sectors.
• Experience selling into Gulf Coast plants — significantly more valuable than general commercial roofing experience.
• Familiarity with turnaround and outage planning cycles and how maintenance and capital decisions are made inside large industrial facilities.
• Experience selling services or specialty contracting to EPC firms, general contractors, or major industrial facility operators.
• Familiarity with federal contracting, SAM.gov, and government procurement cycles for defense and government work.
• Working knowledge of industrial roofing systems (Modified Bitumen, TPO, PVC, EPDM, metal), leak investigation, roof inspections, moisture intrusion, and preventive maintenance programs — a plus, not a requiremen t.
• Safety credentials that add credibility on secured sites: TWIC Card, OSHA 30, Basic Plus (PEC/Safeland), and ISNetworld / Avetta / DISA familiarity.

• Relationship-first selling — trust before transaction, every time
• Emotional intelligence and active listening across diverse buyer types
• Development mentality — self-directed, persistent, and resourceful
• Fluency navigating both commercial and government procurement environments
• Long-cycle account development and multi-stakeholder management
• Clear, confident communication at the plant manager, project manager, and procurement level

• Vehicle allowance, fuel card, and cell phone / laptop provided
• Health, dental, and vision insurance
