Location: Houston, TX 77598 (Clear Lake area)
Pay: $65,000 - $75,000
An Industrial Flex Property Manager oversees the operations and financial performance of industrial flex properties, ensuring tenant satisfaction, property maintenance, and compliance with regulations. This role involves managing day-to-day operations, handling tenant relations, coordinating maintenance, and managing budgets. The manager also ensures properties are marketed effectively and maintained to a high standard.
Key Responsibilities:
- Tenant Relations:Building and maintaining positive relationships with tenants, addressing their needs and concerns promptly. [
- Lease Management:Managing lease agreements, renewals, and amendments, ensuring compliance with company policies and legal requirements.
- Property Maintenance:Overseeing routine maintenance, repairs, and capital improvement projects, ensuring the property is safe and well-maintained.
- Financial Management:Developing and managing annual budgets, tracking expenses, and ensuring financial performance aligns with organizational goals.
- Property Inspections:Conducting regular inspections to identify potential issues and ensure compliance with safety and maintenance standards.
- Marketing and Leasing:Marketing available spaces, conducting property viewings, and screening potential tenants.
- Compliance:Ensuring the property complies with all relevant regulations, including safety codes and environmental regulations.
- Reporting:Preparing and presenting regular performance reports to senior management, outlining key metrics and property performance.
- Vendor Management:Coordinating with contractors and vendors for maintenance and repair work.
- Space Optimization:Efficiently managing space allocation to maximize occupancy while respecting tenant needs.
Required Skills and Experience:
- Property Management Experience:Prior experience in commercial or industrial property management is highly desirable.
- Financial Management:Strong understanding of budgeting, accounting, and financial reporting.
- Communication Skills:Excellent verbal and written communication skills for interacting with tenants, vendors, and stakeholders.
- Organizational Skills:Ability to multitask, prioritize tasks, and manage time effectively.
- Problem-Solving Skills:Ability to identify and resolve issues promptly and efficiently.
- Technical Skills:Proficiency with property management software (e.g., Yardi, MRI) and Microsoft Office Suite.
- Knowledge of Relevant Regulations:Understanding of safety codes, environmental regulations, and other relevant laws.
Note: Flex properties often require a more flexible approach to management due to their multi-use nature, which may include office, co-working, and storage spaces.
