Contracts Specialist
As the Contracts Specialist, you manage contracts from the moment they come in through execution, changes, and close-out. You are the go-to person for knowing where contracts stand, what they say, and what needs attention, as well as ensuring that the Company has up-to-date contracts for all current vendor agreements. You will:
- Review construction contracts, vendor agreements, supplier contracts, professional services agreements, and third-party contracts before signature, identifying any potential unusual items and questions
- Read contracts line by line to identify key terms, risks, and obligations
- Review scope language to confirm what is included, excluded, or unclear
- Review payment terms to identify retainage, pay-when-paid clauses, billing timing, and penalties
- Review indemnification, insurance, liability, warranty, and termination language for risk and alignment with company standards
- Flag contract terms that do not align with how the business actually operates
- Identify items that raise questions such as unrealistic timelines, one-sided risk, missing exhibits, or conflicting language
- Prepare clear contract summaries that outline key terms, deadlines, and risks
- Ask first-level questions and request revisions when contract language is unclear or problematic
- Escalate higher-risk items to leadership or legal counsel when needed
- Track contracts through signature, revisions, amendments, renewals, and expiration
- Maintain organized, accurate contract records so agreements can be easily located and referenced
You have:
- Demonstrated high attention to detail and organization in managing project work, documentation, and multiple tasks simultaneously
- Prior experience reviewing and managing contracts or agreements
- Experience reading and understanding contract language beyond basic processing
- Confidence asking questions and pushing back when something does not look right
- Experience managing multiple contracts, deadlines, and revisions at the same time
- Experience supporting construction, electrical, or trade-related contracts
- Understanding of general liability insurance and construction insurance
- Experience with managing construction contracts
Your compensation will be $70,000-$80,000 annually, depending on your experience level. You will be provided with comprehensive medical, dental, and vision benefits for you and your dependents (with company contribution), paid time off, 401k plan with company match, and more.
