PROJECT MANAGER
Interfaces with and leads Architect and Contractor during all phases of the project. Project Manager provides support to Project Executives and Project Directors. Oversee processing of various documents including contracts, bids, change orders, requests for information and Architect and Contractor payment applications. May also lead various project functions during preconstruction, bidding and construction activities. Leads team to make certain that design and construction takes place in a timely manner, with a minimum of disruption to the activities of the Owner. Tracks status of Contractor’s, subcontractors, vendors and suppliers to confirm that the project is progressing on schedule. Preparation of management reports and status reports during preconstruction and construction. Organizes turnover of various project closeout documents, also tracks final punch list work to completion. Exhibits initiative, responsibility and flexibility in management approach. Comprehensive, diverse management skills and experience include Leadership of project teams, excellent Owner relations, coordination with multiple stakeholders and monitoring project budgets and schedules.
Responsibilities:
▪ Day to day involvement in projects with the focus on immediate management of any issue that arises that may affect schedule or budget.
▪ As issues or difficulties arise on the projects resolve them promptly or escalate the matter to the Project Director or Project Executive.
▪ Implement the decisions that the Owner makes to the Architect and Contractor and monitor the results.
▪ Directly negotiate any change requests from the Contractor that changes are legitimate, and that Owner is receiving value for any additional costs or time.
▪ Examines Contractor’s look ahead schedules and make certain that work is tracking against that schedule as well as detailed analysis of the CPM schedule.
▪ Continuously monitor communication and participate in meetings to facilitate project progress and direction.
▪ Work directly with Owner points of contact to obtain required documentation to keep projects on schedule including programming information and decisions on critical items.
▪ Oversee and actively engage in constructability reviews of design documents as they are developed with a focus on quality of materials and fixtures as well as biddability and buildability.
▪ Track design review comments to completion and implementation of construction documents that are carried through to completion.
▪ Prepare project reports for the Owner throughout the duration of projects.
▪ Discuss and resolve critical issues in standing OAC meetings or special meetings with the emphasis on prompt resolution to keep the project moving.
▪ Enforce provisions in contracts to ensure that the Owner’s best interests are represented, project is proceeding within guidelines and downside risk is minimized.
▪ Develop and use metrics to develop recommendations related to strategy and operations.
Job Type: Full-time
Salary: $100,000.00 - $125,000 per year
